Fasadsystem

Fasadsystem refers to a modular system for cladding building exterior walls. It is designed to protect against weather, control moisture, and improve thermal and acoustic performance while shaping the building’s appearance. Contemporary fasadsystems commonly include ventilated facades (also known as rainscreen systems), curtain walls, and external insulation and finishing systems (EIFS).

Typical components include a fixation substructure attached to the structural frame, an insulation layer, a weatherproof barrier, a cladding layer, and joints and seals. In ventilated facades, an air gap promotes drainage and moisture management. Cladding materials vary widely and can include metal panels (such as aluminum or steel), ceramic or composite panels, fiber cement, timber, brick or stone, and glass. The system is designed to allow replacement of individual elements without exposing the entire wall.

Design and performance considerations encompass thermal bridging, moisture management, wind loads, and fire safety. Material compatibility and long-term durability are critical, and local regulations often govern fire classifications and performance of exterior claddings. Fasadsystems are frequently designed to be modular, enabling phased installation and easier maintenance or upgrades.

Installation requires coordination among architects, structural engineers, and facade installers. Regular inspection and maintenance of seals, joints, fixings, and panels are essential to preserve performance and aesthetics. The expected service life varies by material and exposure, typically ranging from two to six decades for modern cladding systems, with proper maintenance extending longevity. Fasadsystems are widely used in commercial, institutional, and high-rise residential buildings and are also employed in retrofit projects to improve energy efficiency.
