Holzmodule

Holzmodule, or wood modules, are prefabricated building elements made predominantly from timber that are manufactured in a factory-controlled environment and transported to a construction site to be assembled into a complete building. Each module typically includes structural components, exterior and interior finishes, insulation, and often integrated mechanical, electrical, and plumbing services.

Materials and systems commonly used in Holzmodule construction include cross-laminated timber (CLT) or glulam timber frames, combined with timber panels, plywood or OSB, and mineral wool or other insulation. Modules are designed to fit standardized dimensions for transport and site assembly. Services may be installed within the module or connected between modules during assembly, enabling a tightly integrated building system.

Manufacturing and on-site assembly are characterized by factory fabrication, quality control, and reduced on-site labor. Modules are produced with precise tolerances, transported by road or rail, and installed using cranes. Once positioned, modules are joined, sealed, and finished to create a weather-tight and functional building envelope.

Applications of Holzmodule span residential and mixed-use buildings, hotels, and educational facilities. Benefits include faster overall construction, reduced on-site disruption, improved airtightness, and potential for high thermal performance. Timber as a material can offer lower embodied energy when sourced from responsibly managed forests, contributing to lower lifecycle emissions.

Challenges to consider include fire safety design, acoustic performance, moisture management, long-term durability, and transport or logistics constraints. Regulatory approvals, building codes, and standards such as those for timber construction (for example EN 1995-1-1 in Europe) guide design and certification. Availability of certified timber and forest certification (FSC, PEFC) also influence project viability.
