Energy as a Service (EaaS) is a service-based business model in which an energy provider delivers a bundle of energy-related solutions—such as energy efficiency improvements, on-site generation, energy procurement, and ongoing operation and maintenance—under a contractual arrangement in which the customer pays a regular fee or shares the savings rather than making large upfront capital investments. The model treats energy as a managed service, focusing on outcomes rather than equipment ownership.

The provider typically handles project development, design, financing, installation, commissioning, and continuous management of the energy system. Contracts often include performance guarantees, data analytics, remote monitoring, and ongoing optimization. Financing options may involve subscriptions, service contracts, or shared-savings arrangements. Risks and rewards are partially transferred to the provider through service-level agreements and outcome-based incentives.

EaaS differs from traditional energy procurement and equipment leasing by delivering an integrated, lifecycle-managed solution aimed at reducing energy use and costs over time rather than selling capital equipment. It aligns incentives across the project lifecycle and emphasizes measurable energy performance, reliability, and maintenance.

Benefits include lower capital expenditure, predictable operating costs, energy savings, reduced project risk for customers, and enhanced sustainability. It can also enable grid services such as demand response and flexible generation. Challenges include regulatory fragmentation, contract complexity, data privacy and cybersecurity concerns, lengthy sales cycles, and the need for reliable data and creditworthiness.

Adoption is strongest in commercial and industrial sectors and public institutions, with growing uptake in sectors such as data centers, hospitality, and healthcare. EaaS is typically delivered by energy-service companies (ESCOs) and supported by financing models and digital energy-management platforms.
