Sitefinished

Sitefinished is a term used in construction and architecture to denote the phase of a project in which all finishing work is completed on the building site, making the structure ready for occupancy and handover. It contrasts with off-site manufacturing or modular components that arrive pre-finished. The sitefinished stage typically follows structural completion and major systems installation and precedes final commissioning and occupancy permits.

The scope of sitefinish work includes interior finishes such as drywall, painting, flooring, ceilings, and millwork; exterior finishes including cladding, painting, and detailing; and site reinstatement such as landscaping, paving, fencing, and drainage. It also covers final utility connections, fixtures and fittings, and final cleaning. In addition, mechanical, electrical, and plumbing systems may undergo commissioning touch-ups and testing. A punch list is generated to identify and rectify remaining defects or incomplete items before formal handover.

Process and management involve planning and scheduling, procurement of finishes and fixtures, coordinating trades, performing quality control checks, resolving outstanding items, and obtaining regulatory approvals. Documentation for warranties, operation manuals, and as-built records is typically transferred at handover.

Quality, safety, and schedule are key considerations, with risks including weather impacts, supply chain delays, and rework needed to meet specifications. The term is commonly used by contractors, developers, and project managers to indicate readiness for occupancy; it is not a brand name in itself, though some firms may reference it within project delivery documents.
