Leefstadions is a concept in stadium design that envisions sports venues as living neighborhoods rather than isolated event spaces. The name blends Dutch roots—“leef” meaning live or dwell—with “stadions” to emphasize continuous urban vitality around an arena. In this approach, a stadium is integrated with housing, retail, offices, schools, and green space to function as a year‑round community hub.

Key design principles include mixed-use programming, vertical stacking of living and leisure spaces, modular and adaptable construction, and strong connections to transit and pedestrian networks. Buildings around the arena may form a green podium or a multi-story podium that houses apartments, amenities, and services, while the stadium itself uses energy-efficient systems and on-site generation to minimize environmental impact.

Typologies range from fully integrated living stadiums, where residential units sit directly above or around the seating bowl, to stadiums surrounded by cohesive housing clusters or a dedicated “stadium village” connected by streets and public spaces. Proposals often emphasize flexibility for non-sport uses, such as concerts, conventions, housing, and social programming during off-peak periods.

Potential benefits include enhanced urban vitality, diversified revenue streams, and longer facility lifespans. Challenges include higher upfront costs, complex zoning and financing, potential noise and privacy concerns, and the risk of gentrification.
