Estriche

Estriche are a layer of cementitious or resinous material laid on a subfloor to create a flat, stable, and durable base for final floor coverings. They serve to level irregularities, adjust thickness, and provide a substrate with suitable strength, thermal properties, and moisture management. In many European construction practices, estriche are the primary leveling layer under finishes such as tiles, vinyl, wood, or carpet.

Types and materials

Estriche can be cementitious or resin-based. Cementitious screeds are the most common and include cement-based and calcium sulfate (anhydrite) varieties. Cementitious screeds are versatile and suitable for many environments; anhydrite screeds are often used with underfloor heating but require careful moisture control and appropriate primers and sealers. Resin screeds use epoxy or polyurethane systems and are chosen for chemical resistance, rapid curing, or demanding industrial settings. Screeds may be bonded directly to the substrate, unbonded on a separating layer, or floating on insulation or underfloor heating systems. Typical applications vary in thickness and installation method depending on substrate, heating, and traffic requirements.

Installation and curing

The process begins with substrate preparation, priming, and moisture assessment. The screed is mixed, poured or laid, and leveled using trowels or machines, then finished to the desired surface texture. Expansion joints are placed to accommodate movement, and proper curing is essential to minimize cracks and dimensional changes. The curing time depends on material type, ambient conditions, and thickness, after which the final floor finish can be installed.

Performance and finishes

Estriche provide structural support for floor finishes, influence thermal and acoustic performance, and affect drying times for subsequent coverings. Finishes may be smooth, brushed, or decorative, and some screeds allow rapid return to service or higher chemical resistance. For heated floors, screeds must be compatible with the heating system and require precautions to control moisture and expansion.

Maintenance and standards

Quality control includes moisture testing and adherence to installation guidelines and standards. In Europe, standards such as EN 13813 address screed materials used for interior floors, along with manufacturer specifications for bonding, curing, and performance. Proper design and execution help prevent cracking, deformation, or insufficient finish adhesion.
