vuokraaja

Vuokraaja is a Finnish term meaning the party who rents out a property or other goods to someone else. In everyday language the related and more common term is vuokranantaja, but vuokraaja is widely understood to refer to the landlord or lessor. The term can apply to individuals, companies, or organizations and to various types of assets, including housing, offices, equipment, or vehicles.

Within a rental relationship, the vuokraaja is the owner or manager who provides the asset under lease and is responsible for delivering it in a suitable condition and for arranging necessary maintenance and repairs not caused by the tenant’s use. The vuokraaja must meet applicable safety and habitability standards and respect the tenant’s privacy, typically by giving proper notice before inspections or access. The lease agreement may specify services, furnishings, and utilities included in the rent.

Tenant obligations are the counterpart: the renter (vuokralainen) pays rent to the vuokraaja, often provides a security deposit, and complies with the terms of the lease. The contract defines duration, renewal and termination rules, and rules on subletting or alterations. Rent increases and charges are governed by the applicable law and the agreement.

Legal framework: In Finland, rental relations are primarily regulated by the Act on Residential Leases (vuokralaki) and general contract law. Disputes may be resolved through mediation or by authorities specializing in housing or consumer disputes, depending on the context.

Notes: The term vuokraaja is used in formal or industry contexts; in common usage vuokranantaja is more typical. The concept contrasts with vuokralainen, the tenant, who rents the asset from the vuokraaja.
