Subrent

Subrent refers to the practice of renting out a portion of a rented property to another individual or entity without the primary tenant’s full knowledge or consent. This arrangement is commonly seen in shared housing situations, where one tenant (the sublessor) allows another person (the sublessee) to occupy part of the rented space in exchange for payment. Subrenting can occur in various forms, such as renting out a spare room, a separate apartment within a larger unit, or even an entire floor in a multi-level residence.

While subrenting can provide financial benefits to the primary tenant—such as covering additional living expenses or generating extra income—it is often subject to legal and contractual restrictions. Most standard lease agreements include clauses prohibiting subletting without the landlord’s written permission. Violating these terms may result in penalties, eviction, or termination of the primary tenant’s lease. Landlords typically require approval to ensure the sublessee meets financial and background check criteria, similar to the original tenant.
