BIMmalleja

BIMmalleja are digital representations of buildings or infrastructure projects produced and managed using Building Information Modeling (BIM). They combine 3D geometry with associated data such as materials, quantities, performance characteristics, costs and maintenance schedules. In practice, BIMmalleja serve as a shared, coordinateable source of information that supports design, construction and facility management by multiple stakeholders.

BIMmalleja rely on standardized data structures and interoperability. Open formats such as Industry Foundation Classes (IFC) enable exchange between different BIM tools. The level of development (LOD) describes the detail and reliability of model elements. Models are often stored in a common data environment (CDE) to enable collaboration and version control.

Applications of BIMmalleja include clash detection and coordination, quantity takeoffs, scheduling (4D), cost estimation (5D), energy analysis and performance simulation (6D), construction logistics, and lifecycle management. In operation, BIMmalleja can be linked to asset management systems and maintenance records, supporting renovations and long-term planning.

Challenges include ensuring data quality and governance, maintaining interoperability across software versions, managing access and licensing, and coordinating multidisciplinary changes. Adoption is supported by standards, training and clear workflows.
