BIMalapú

BIMalapú, or BIM-based, refers to approaches, processes, and technologies that rely on Building Information Modeling (BIM) to plan, design, construct, operate, and manage built environments. It emphasizes integrated data and collaborative workflows through a digital representation of the physical and functional characteristics of a facility.

Core elements of BIMalapú include BIM models that combine geometric information with structured data about materials, performance, costs, and schedules. Interoperability is supported by standards such as Industry Foundation Classes (IFC) and by collaborative platforms that enable stakeholders—architects, engineers, contractors, and facility managers—to access and edit a central repository of information. The data often persists beyond design and construction, supporting operation, maintenance, and future renovation through the concept of a digital twin.

Common BIMalapú workflows extend beyond 3D geometry to include time and cost dimensions, such as 4D scheduling (model linked to project timeline) and 5D cost estimation, as well as 6D sustainability analysis and 7D life-cycle management. These workflows facilitate coordination, clash detection, quantity takeoffs, procurement planning, and asset management, enabling more informed decision-making throughout the project life cycle.

Benefits typically cited for BIMalapú approaches include improved coordination and reduced rework, faster decision-making, better cost control, and enhanced lifecycle performance. Challenges can involve data governance, interoperability across tools, adoption of standards, training requirements, and ensuring data quality and security.
