Rentemetoden, literally “the rent method” in Norwegian and related Scandinavian languages, is a valuation and pricing approach that uses rental income as the primary input to derive value or rents. In real estate practice, it is most closely associated with the income capitalization approach: property value is estimated by converting expected net operating income into value through a capitalization rate. The method is used for income-producing properties such as apartment buildings, office buildings, and retail centers, but can also be applied to other assets where rental streams are a main cash flow.
