Kiinteistöoikeuksien refers to property rights in Finnish law. These rights govern the ownership, possession, and use of real estate. The core of kiinteistöoikeudet is the concept of ownership, which grants the owner broad rights over their property, including the right to transfer, encumber, and exclude others from it. However, these rights are not absolute and are subject to legal limitations and obligations.

Key aspects of kiinteistöoikeudet include the registration of property titles in the Land Register. This ensures legal certainty and provides public notice of ownership and any encumbrances, such as mortgages or easements. Easements, or servitudes, grant specific rights to others to use a portion of the property for a particular purpose, such as a right of way. Mortgages are also a common form of encumbrance, securing loans with the property as collateral.

Finnish law also distinguishes between different types of property rights. While full ownership is the most common, other rights, such as long-term leaseholds (vuokra) or the right to use a forest (metsänhallintaoikeus), also fall under the umbrella of property rights. The acquisition and transfer of real estate are governed by strict formal requirements, typically involving a written contract signed by both parties and the registration of the transfer.
