Shorelands

Shorelands are the land areas immediately adjacent to the shore of a water body, including rivers, lakes, estuaries, and seas. In many jurisdictions, shorelands are defined as a belt extending inland from the water to a prescribed distance and may include nearby wetlands and floodplains. The term is used in land-use planning and environmental regulation to distinguish these zones from inland uplands and aquatic environments.

Ecologically, shorelands perform important functions. They provide habitat for a variety of plant and animal species and act as buffers that trap sediments and nutrients, helping to protect water quality. Shoreland vegetation stabilizes banks, reduces erosion, and moderates runoff, contributing to flood mitigation and ecosystem resilience in adjacent aquatic systems.

Management and regulation of shorelands typically involve zoning rules, setbacks from the water, limits on building height and density, protections for native vegetation, and controls on wastewater and stormwater discharge. Permits are commonly required for construction, dredging, or vegetation removal. Policies aim to balance development with conservation, flood risk reduction, and the preservation of ecological integrity and water quality.

Human use and pressures on shorelands include recreation, housing, tourism, and transportation infrastructure. The areas face challenges from development pressure, erosion, invasive species, pollution, and climate-related changes such as sea-level rise and changing water levels. Conservation programs and shoreline stabilization practices seek to mitigate adverse effects while maintaining essential ecosystem services.
