Sealcoating

Sealcoating is a protective liquid application applied to asphalt surfaces, most commonly driveways and parking lots. The primary purpose of sealcoating is to shield the asphalt from damaging elements such as sunlight, water, oil, and chemicals. Ultraviolet rays from the sun can degrade the asphalt binders, causing them to become brittle and susceptible to cracking. Water penetration can lead to freeze-thaw damage in colder climates, further weakening the pavement. Spills of gasoline, oil, and other automotive fluids can also break down the asphalt binder, leading to erosion and potholes.

The sealcoating material is typically a mixture of water, asphalt emulsion or coal tar pitch emulsion, sand, and other additives. This mixture is applied in one or two thin layers using squeegees or sprayers. The sand is incorporated to provide traction and to fill small voids in the asphalt surface, creating a smoother finish. Once applied, the sealcoat dries to a black or dark gray color, restoring the aesthetic appearance of the asphalt and making it look newer.

Regular sealcoating can significantly extend the lifespan of an asphalt surface by preventing premature deterioration. It is generally recommended to sealcoat new asphalt after it has cured for at least 30 days and then every two to five years thereafter, depending on climate and traffic conditions. While sealcoating does not repair existing cracks or significant damage, it is an effective preventive maintenance measure that helps preserve the integrity and appearance of asphalt pavements.
