Puutarhamaaperä is typically applied to improve soil structure, drainage, and nutrient availability, forming a stable growing medium for a wide range of plants.

The composition of puutarhamaaperä can vary, but a desirable topsoil has a balanced texture, often described as loam or loamy. It may contain varying amounts of organic matter, which improves water retention and soil fertility while still allowing adequate drainage. The pH level depends on the source and intended use, with many garden crops thriving in a near-neutral to slightly acidic range. Quality topsoil should be free of large stones, weeds, roots, and contaminants and should not have a foul odor. In Finland, producers may offer peat-free options that emphasize mineral soil with added compost rather than peat.

When selecting puutarhamaaperä, consider the intended use and soil conditions. For heavy clay soils, mix the topsoil with organic matter and coarse sand to improve drainage. Topsoil is different from potting soil (multaa), which is lighter, finer, and formulated for containers and does not compact well in the garden.
