Causes and contributing factors include plumbing leaks, roof leaks, water intrusion after floods, condensation on cold surfaces, high indoor humidity, and limited ventilation. Building materials such as drywall, wood, and cellulose insulation are particularly susceptible when damp. Vulnerable spaces include bathrooms, basements, kitchens, and poorly ventilated storage areas.

Health and property effects vary. Exposure to mold can cause allergic reactions, coughing, sneezing, and irritation of the eyes, nose, and throat. Individuals with asthma or compromised immune systems may experience more severe symptoms. Mold growth can also damage surfaces and materials, leading to staining, odors, and structural issues if left unchecked.

Detection and assessment rely on signs such as visible mold growth, a musty odor, damp patches, and staining. Moisture meters or infrared cameras can help identify hidden moisture sources. For larger areas, or when dangerous species are suspected, a professional assessment and remediation plan are advised.

Prevention and remediation focus on moisture control. Repair leaks promptly, dry affected areas within 24-48 hours, use exhaust fans, improve ventilation, and maintain indoor humidity generally below 50-60%. Remediation depends on extent: small areas may be cleaned with detergent and water after drying; larger contamination or porous materials that are heavily moldy should be handled by trained professionals following containment and safety procedures.
