Furnished describes a dwelling or space that includes furniture and other essential items, enabling immediate occupancy without purchasing or moving personal belongings. In rental markets, properties are commonly categorized as fully furnished, semi-furnished (or partly furnished), and unfurnished. Fully furnished units typically include beds and mattresses, seating, dining furniture, storage such as wardrobes or dressers, major appliances (refrigerator, stove/oven, microwave, washer/dryer), and various household items like cookware, dinnerware, linens, and sometimes decor. Semi-furnished units may provide only essential furniture and appliances, with tenants required to supply personal items.

In addition to physical furniture, some furnished rentals offer utilities, internet, cable, and cleaning services as part of the lease, though this varies by market and landlord.

Tenants often sign inventory or checklists to document the condition and presence of items to avoid disputes on move-out. Furnished rentals may command higher rent and security deposits compared with unfurnished units, reflecting added goods and replacement costs. Lease terms may specify care of furnished items, restrictions on removing items, and penalties for damage.

Regional differences exist: in some countries it is common to advertise as furnished for corporate housing or short-term stays, while in others, furnishings are optional purchases or rentals. For landlords, maintenance responsibilities and insurance considerations are factors when offering furnished housing.
