Einzelbüro

Einzelbüro is a term used in German-speaking office real estate and workplace planning to describe a private, enclosed office space intended for occupancy by a single person. It is a typology within office design that contrasts with open-plan layouts and shared work areas.

Typically, an Einzelbüro is part of a larger office building or a coworking center and provides privacy for focused work, confidential tasks, and meetings that do not require a separate meeting room. The space is usually enclosed by walls and a door and may include a window, with basic furnishings such as a desk, chair, and storage. Depending on the provider or lease, furniture and fit-out can be included or rented separately, and the occupant benefits from access to building services like IT infrastructure, reception, and shared facilities.

Usage and leasing models vary. The space can be rented under a traditional commercial lease or contracted on flexible terms in coworking environments. Costs typically consist of base rent plus operating costs, with additional charges for services, utilities, and amenities in some cases. Terms range from long-term leases to short-term or month-to-month arrangements, especially in flexible-work spaces.
