Bruttovuokra

Bruttovuokra is a term used in Finnish real estate to describe the total monthly rent a tenant pays for the use of a dwelling or premises, before deductions. It represents the gross amount shown in the lease and is the sum the tenant is obligated to pay each month.

What is included in bruttovuokra can vary by contract. It often covers the base rent (netto vuokra) plus fixed costs or services that the landlord charges as part of the tenancy. These can include maintenance or housing company fees, heating costs if they are billed as part of the rent, and, in some cases, water or waste charges. Some costs may be billed separately rather than included in the bruttovuokra, depending on the agreement.

Bruttovuokra versus netto vuokra: Netto vuokra refers to the base rent excluding bundled services or utilities, while bruttovuokra is the total amount due monthly. Some contracts present both figures, with a breakdown, while others show a single bruttovuokra figure that already includes the relevant extras.

Tax and VAT: In Finland, rent for private residential leases typically does not include VAT, so bruttovuokra is usually VAT-free for residential tenants. For commercial leases, VAT may apply to the rent if the landlord is VAT-registered, which can affect the total bruttovuokra.

Practical notes: Always read the lease to identify which costs are included in the bruttovuokra and which are billed separately. Costs can change due to seasonal heating, service charges, or index adjustments, and changes should be specified in the contract.
