Spoluvlastníci are individuals or entities that share legal ownership of property or assets. The term originates from Czech law, where "spoluvlastnictví" is regulated primarily by the Civil Code (Zákon č. 89/2012) and the House Act (Zákon č. 134/2000). Co‑ownership can arise in several contexts, such as inheritance, joint purchase agreements, or partnership arrangements, and may involve land, buildings, or intangible rights.

In a typical spoluvlastnícské arrangement, each co‑owner holds a distinct share of the whole property, quantified by a fractional percentage or by a specific part of the asset. Rights of each co‑owner include use or enjoyment of the property, participation in decision‑making regarding its use, and entitlement to a proportionate share of any benefits or profits. Obligations include contributing to costs of maintenance, taxes, and repairs, as well as compliance with joint agreements or court‑ordered directives.

Disputes among spoluvlastníci are usually resolved through mediation or civil court proceedings. Courts may order sale of the property, partition, or compensation to other owners. In Czech law, the default division is by common parts (for residential properties) and by individual parts (for separate rooms or units), but parties can agree on alternative arrangements.
