Vuokrankorotus

Vuokrankorotus refers to the annual increase in rent for residential properties in Finland, regulated by the Rent Control Act (*Vuokralain*). This system aims to balance the interests of tenants and landlords while ensuring affordable housing. The rent adjustment is typically based on the Consumer Price Index (CPI) published by Statistics Finland, reflecting general inflation trends.

The process begins when the landlord submits a rent increase request to the Tenant Protection Board (*Asumisoikeuslautakunta*), which evaluates whether the proposed adjustment complies with legal guidelines. The board considers factors such as the property’s location, condition, and market value, as well as the tenant’s financial situation. If approved, the rent is adjusted retroactively to January 1 of the current year, though the tenant may pay the difference in installments if needed.

Tenants have the right to appeal an increase through the board or, in some cases, the courts. The system also includes exceptions, such as for new construction or major renovations, where higher rents may be permitted. Critics argue that the system can lead to stagnant housing markets, while supporters emphasize its role in protecting vulnerable tenants from excessive rent hikes.

Vuokrankorotus applies primarily to older rental properties, as newer constructions are generally exempt. The regulation ensures stability for long-term tenants but requires landlords to demonstrate fair compensation for maintenance and inflation. Adjustments are typically modest, often around 1–3% annually, aligning with economic conditions.
