Vermietbare is a German adjective meaning rentable or available for rent. In real estate and property management, it is commonly used in phrases such as vermietbare Fläche (rentable area) or vermietbare Mietfläche. The term describes parts of a property that can be leased to tenants, excluding areas not offered for rent, such as structural elements, technical rooms, or certain shared spaces depending on the contract.

Vermietbare Fläche is the usual basis for rental pricing in many markets. It is distinct from terms like Nutzfläche (usable area) or Bruttofläche (gross floor area). The vermietbare Fläche is the portion of a building that a landlord can lease out to tenants and is typically expressed in square meters. It is used to calculate net rent (Nettomiete), rent per square meter, and related service charges. Measurement standards and what is included can vary by region and lease agreement.

In practice, the vermietbare Fläche is determined by property managers, appraisers, or surveyors according to market standards. Differences in what is included or excluded can affect occupancy rates and rent comparisons. The term also appears in discussions of Vermietbarkeit (the ability to be rented) and Vermietung (letting).
