Maintenance of way, abbreviated MOW, is the set of activities, procedures, and assets needed to keep a railway’s track and allied infrastructure in safe, reliable condition for service. It covers the track structure (rails, ties or sleepers, ballast, fastenings), switches and crossings, signaling and communication cables, drainage, right-of-way, and related structures. The term is widely used in North American rail practice, though the concept is global.

Maintenance of way work includes routine inspections, track geometry corrections (alignment, gauge, vertical and cross-level), tamping, ballast cleaning and renewal, rail grinding, rail and switch replacement, turnout maintenance, and vegetation control along the corridor. It also encompasses civil works such as embankment stabilization, bridge joints, culverts, drainage improvements, fencing, and level crossing upkeep. Major renewals or reconstruction projects are planned separately but coordinated with ongoing maintenance.

MOW is organized by railway operators within dedicated departments or contracted to specialized service providers. Crews operate with equipment such as tamping machines, ballast regulators, ballast cleaners, rail grinders, switch grinders, and fastening tools. Work is scheduled to minimize disruption to service and is performed under strict safety protocols, with flaggers, permits, track authorities, and contingency plans. Documentation includes inspections, work orders, and maintenance plans.

A robust MOW program is essential for safety, reliability, and asset longevity. Regular inspections detect defects early and maintenance mitigates risk of derailments and service interruptions. Effective MOW relies on proper staffing, training, asset records, risk assessments, and coordination with operations, regulators, and customers.
