Hausgeldabrechnung is a German term that translates to "service charge statement" or "operating cost statement" in English. It is a crucial document in the context of apartment ownership or rental properties in Germany, particularly within multi-unit buildings. The Hausgeldabrechnung provides a detailed breakdown of all the costs incurred by the property owner or landlord for the common areas and services of the building over a specific accounting period, usually one year.

These costs are typically divided among the individual apartment owners or tenants based on their respective ownership share or rental agreement. Common expenses included in a Hausgeldabrechnung are heating, water, sewage, waste disposal, building insurance, janitorial services, elevator maintenance, property management fees, and contributions to a reserve fund for future repairs. The statement shows the total costs, how they are allocated, and the individual share each owner or tenant is responsible for.

Following the calculation of the total annual costs and their distribution, the Hausgeldabrechnung will then compare these calculated amounts with the advance payments (Hausgeld) already made by the owners or tenants throughout the year. If the advance payments exceed the actual costs, a refund is issued. Conversely, if the advance payments are insufficient, an additional payment will be required.
