The design typically centers on one or more circulation cores—such as stairwells and elevators—with shared entrances, corridors, and amenities, while each dwelling provides independent living space.

Interior layouts vary by market but generally include a kitchen, living area, bedrooms and bathroom per unit, with features such as balconies or terraces. Exterior materials range from brick and concrete to timber-frame construction, and energy efficiency is often a priority in new and rehabilitated buildings.
