Eigentumswohnanlage

Eigentumswohnanlage, often translated as condominium complex or owner-occupied housing complex, refers to a specific form of real estate ownership in German-speaking countries. In an Eigentumswohnanlage, individuals own their individual apartments or units outright, similar to owning a detached house. However, they also share joint ownership of common areas and facilities within the complex.

These common areas typically include the land the building stands on, stairwells, elevators, hallways, roofs, exterior walls, and recreational facilities such as gardens, swimming pools, or playgrounds. The ownership of these common areas is determined by an undivided share, known as Miteigentumsanteil, which is usually proportional to the size of the individual unit.

The management and maintenance of the common property are handled by a homeowners' association or a property management company, funded by regular contributions from each owner. These contributions, called Hausgeld or Wohngeld, cover expenses like repairs, cleaning, insurance, and administration. Decisions regarding the management of the complex are made collectively by the owners during regular meetings, often referred to as Eigentümerversammlung.

Eigentumswohnanlagen offer a balance between individual private ownership and shared responsibility for communal living. They are a popular housing option, particularly in urban areas, providing access to amenities and a sense of community while allowing for individual investment and control over one's living space.
