Eigentumswohnanlagen, often translated as condominium complexes or owner-occupied housing developments, refer to residential properties where individual units are owned by separate individuals, while the common areas are owned jointly by all the unit owners. This form of ownership is prevalent in many countries, offering a middle ground between renting an apartment and owning a detached house.

In an Eigentumswohnanlage, each owner possesses a deed for their specific unit, granting them exclusive rights to that living space. This includes the interior walls, floors, and ceilings of their apartment. However, the ownership extends beyond the individual unit to include a proportional share of the building's common facilities. These can encompass hallways, stairwells, elevators, lobbies, recreational areas like swimming pools or gyms, gardens, and parking spaces.

The management and maintenance of these common areas are typically handled by a homeowners' association or a similar legal entity. Owners contribute regular fees, often called homeowner association dues or service charges, to fund the upkeep, repairs, insurance, and administration of the shared parts of the property. This collective responsibility ensures that the property as a whole is maintained to a certain standard, benefiting all residents. Decisions regarding the management of the common property are usually made collectively through meetings where owners have voting rights, proportional to their ownership share.
