A detailplaneering (detail plan) translates the principles of the general plan into concrete regulations and specifications that guide development, construction, and the use of land parcels.

A detailplaneering typically outlines the intended land use (for housing, services, industry, green space, etc.), defines parcel boundaries, and sets binding parameters such as building heights, floor area ratios, building lines, and plot coverage. It also regulates infrastructure needs like roads, parking, utilities, and stormwater management, and may include requirements for public spaces, landscaping, and visual or architectural design guidelines. Environmental and cultural heritage protections, as well as requirements related to accessibility and public safety, can be incorporated.

The process generally begins with initiation by the municipality or a landowner and is prepared by the planning authority or an authorized planner. The draft plan is subjected to public display and consultation with residents and authorities, and may require environmental assessment if applicable. After coordination with relevant authorities, the municipal council adopts the detailplaneering. Once adopted, it becomes binding for the area and is enforceable in land-use regulation and building permits. Where necessary, residents and other interested parties can appeal decisions in administrative courts.
