Arrendatos

Arrendatos are a legal concept primarily found in civil law jurisdictions, referring to a lease or rental agreement. It is a contract by which one party, the lessor or landlord, grants to another party, the lessee or tenant, the use and enjoyment of a thing for a determined or undetermined period, in exchange for a price, known as rent. This agreement establishes a personal right for the tenant to use the property, rather than a real right that grants ownership.

The object of an arrendato can be diverse, including immovable property such as houses, apartments, or land, as well as movable property like vehicles or machinery. Key elements of an arrendato include the identification of the parties, a clear description of the leased item, the duration of the lease, and the amount and payment schedule of the rent. Upon termination of the lease, whether by expiration of the term or by mutual agreement, the tenant is obligated to return the property to the landlord in the condition it was received, subject to normal wear and tear.
