Verðmats is the process or result of estimating the monetary value of assets, liabilities, or enterprises as of a specific date. It is used in contexts such as buying and selling, secured lending, insurance, taxation, and financial reporting. In Icelandic usage, the term is often encountered in phrases like verðmatsskýrslur (valuation reports) and is closely linked to property, companies, financial instruments, and a wide range of tangible and intangible assets.

Valuation methods fall into three broad categories. The market approach estimates value by comparing the asset with similar assets that have recently sold, adjusting for differences. The income approach derives value from expected future cash flows, typically discounted to present value or capitalized at a rate reflecting risk and return. The cost approach estimates how much it would cost to replace the asset, less depreciation or obsolescence. In practice, valuers may combine methods to triangulate a reasonable range of value and declare a final point estimate with supporting ranges or sensitivities.

Valuations are usually prepared by licensed appraisers or professional valuators, sometimes within banks, accounting firms, or consultancy groups. A valuation report should clearly state purpose, scope, data sources, methods, key assumptions, calculations, date, and any limitations or uncertainties. Standards and regulation influence practice, with references to international standards such as IFRS 13 for fair value measurement and professional guidelines that emphasize independence and transparency.

Limitations exist: valuations are estimates subject to input quality, market conditions, and judgment. They provide a basis for decision-making but do not guarantee outcomes.
