Tulajdonrész is the portion of ownership a co‑owner holds in a property or other thing. In real estate, it is tied to a tulajdoni hányad (ownership share) that represents a defined fraction or percentage of the whole. Each co‑owner has a real right to his or her share, and the shares together constitute the property’s overall ownership.

Tulajdonrész arises through various routes, such as inheritance, contract, donation, or other legal mechanisms. The ownership shares are recorded in the land registry or other corresponding registers, creating a traceable record of who holds which part of the property.
