Talotekniset describes the technical systems that enable a building to function. In Finnish construction, talotekniikka (building services engineering) covers the design, installation, commissioning, operation and maintenance of the building’s mechanical, electrical and plumbing systems and related technologies. The goal is to provide a safe, comfortable indoor climate, reliable operation and energy efficiency.

The scope includes mechanical systems such as heating, ventilation and air conditioning (HVAC), including humidity control; electrical systems such as power distribution, lighting and backup power; and plumbing systems for water supply and waste water. It also covers fire protection, security and access control, telecom and data networks, and building automation and control systems that coordinate these services. More specialized areas can include elevators, acoustics, shading, solar energy systems and energy metering.

In project work, talotekniikka is typically integrated with architectural and structural design. Professionals involved include talotekniikka engineers (HVAC, electrical, plumbing), building automation specialists, commissioning technicians and facility managers. Finland’s building regulations and standards (Finnish national codes and EU/EN standards) govern design performance, testing and documentation. Energy efficiency is a prominent consideration, leading to energy performance certificates and lifecycle cost assessments.

The term is widely used in procurement, construction and facility management contexts to describe the whole package of building services solutions that make a building habitable, safe and energy-efficient.
