Common materials for subflooring include plywood and oriented strand board (OSB). In residential construction, panels are typically installed perpendicular to the joists and fastened with appropriate nails or screws. The thickness of subfloor panels varies with local building codes and joist spacing, but 3/4 inch plywood and 7/16 to 1/2 inch OSB are typical options for many installations. Edges are treated to minimize movement, and panels are often sealed or taped where moisture exposure is possible.

Installation and maintenance considerations include controlling moisture, ensuring joists are straight and adequately spaced, and allowing for panel expansion with proper gaps and fasteners. Subfloor panels should be dry and free from defects; moisture can cause swelling, cupping, or mold growth. Squeaks may indicate loose fasteners or inadequate support and can be mitigated by re-fastening or adding subfloor adhesive and screws.

Common issues include water damage from leaks, warping, and delamination. Repair usually involves replacing damaged panels, addressing the moisture source, and re-securing the surface.
