festerett
Festerett is a legal concept used in Norwegian property law that describes the rights of a person who holds land or property through a lease (feste) rather than by owning it outright. The leaseholder, or fester, obtains the right to use, possess, and often cultivate the property for a defined period, in exchange for rent paid to the landowner. Ownership of the asset remains with the landowner, while the fester’s rights are protected by a lease agreement and applicable laws.
In practice, festeretten regulates the scope of use, duration, rent, and conditions for renewal or termination.
Transfer and succession of festerett depend on the contract and local law. A lease can be transferable
Historically, festerett arose in agrarian economies where landowners granted long-term use rights to tenants in exchange
