Tööstuspoed, also known as industrial estates or industrial parks, are planned zones designated primarily for manufacturing and related activities. They usually feature a mix of factories, warehouses, and logistics spaces arranged to optimize production flow and infrastructure connectivity. Facilities in a tööstuspo often share utilities such as electricity, water, gas, and telecommunications, and are connected to major road networks, rail links, and sometimes ports or airports to facilitate the movement of goods.

The concept of industrial estates emerged in the early twentieth century as part of industrial modernization strategies, and it gained momentum in post‑war Europe. In Estonia, the first major industrial estate was established in Tallinn in the 1920s, and the country expanded the model significantly after regaining independence in 1991. Tallinn’s Pärnamäe tööstuspo, for example, became a hub for consumer electronics and automotive parts, while Tartu’s Räpina Industrial Estate attracted high‑tech SMEs.

The advantages of a tööstuspo include economies of scale for utilities, reduced transportation costs, and lower site acquisition expenses compared to dispersed sites. They also foster business clustering, enabling suppliers and service providers to locate adjacent to one another, which can spur innovation and collaboration. However, industrial estates can pose environmental challenges, such as pollution risks and resource consumption, and there may be concerns about land use competition with residential or green spaces.

Governments typically play a role in establishing and managing industrial estates, offering incentives such as tax breaks or streamlined permitting to attract investors. As regional development tools, tööstuspo keep evolving, with modern design increasingly integrating sustainability, digital infrastructure, and flexible workspace options to accommodate the changing needs of manufacturing and logistics industries.
