Projektentwicklung is the process of ideation, evaluation and realization of projects, primarily in real estate, urban development, infrastructure, and increasingly in technology-driven ventures. It focuses on creating value by transforming ideas into bankable projects and coordinating all activities from concept until commissioning and handover. In German-speaking countries, projektentwickler firms act as intermediaries and coordinators between landowners, investors, planners and authorities.

Core phases include opportunity identification, feasibility studies, site analysis, market and financial viability, concept and design, regulatory approvals, permitting, procurement, and financing arrangements. The project development process integrates technical, legal, economic and environmental considerations and aims to optimize the project’s return on investment while meeting regulatory requirements and sustainability targets.

Governance and roles: a project developer or development team coordinates with architects, engineers, contractors, financiers, and public authorities; responsibilities include risk assessment, value engineering, due diligence, and securing permits; stage-gate decisions determine go/no-go at milestones. The approach emphasizes upfront planning and alignment of partners to reduce later changes and increase value creation.

Relation to project management: it differs from project management which emphasizes execution and control; projektentwicklung emphasizes feasibility, value creation, partner alignment and funding, often with long time horizons. In practice, the term is widely used in real estate and infrastructure, but can apply to software and research projects.
