Prefabrikoitu is a term used in Finnish to describe components, modules, or buildings that are manufactured in a factory or controlled environment and subsequently transported to a final site for assembly. The concept emphasizes off-site production and on-site integration, enabling standardized, repeatable elements and often faster construction compared with traditional methods. In Finnish usage, prefabrikoitu can refer to various scales, from small components to entire modular buildings.

There are several common prefabrication approaches. Modular construction builds three-dimensional units or modules that are transported to the site and assembled. Panelized systems produce wall, floor, or roof panels that are assembled on site. Volumetric construction resembles modular methods but focuses on fully finished volumetric units. Materials used include concrete, steel, timber, and composite products, often chosen for durability, insulation, and fire safety.

Advantages of prefabrikoitu construction include shortened construction timelines, improved quality control due to factory conditions, reduced material waste, and enhanced site safety. It can also lead to better thermal performance and tighter tolerances. However, challenges exist, such as higher logistics costs for transporting large modules, need for precise project planning, potential limitations on design flexibility, and the requirement for skilled coordination between factory and on-site teams.

In modern practice, digital tools like Building Information Modeling (BIM) and advanced manufacturing technologies support prefabrication by enabling detailed planning, accurate fabrication, and efficient assembly. Prefabrikoitu construction is used in housing, education and healthcare facilities, commercial buildings, bridges, and emergency or temporary structures, with ongoing developments aimed at increasing sustainability and cost-effectiveness.
