Nonmortgageable refers to a property that cannot be used as security for a standard residential mortgage. This classification typically arises due to specific issues with the property's condition, tenure, or legal status, making it too risky for lenders to accept as collateral for a loan.

Common reasons for a property being deemed nonmortgageable include significant structural defects, such as subsidence or severe damp issues, that would require substantial and potentially unaffordable repairs. Properties with very short remaining leasehold terms, generally under 70 years, are also often nonmortgageable as the lender's investment would be at risk once the lease expires. Unusual construction methods or materials, like prefabricated concrete or certain types of timber frame, can also lead to this status if they are not recognized or approved by mainstream mortgage lenders.

Other factors can include legal encumbrances that cannot be easily resolved, such as rights of way or restrictive covenants that significantly diminish the property's value or usability. Problems with planning permissions or building regulations compliance can also render a property nonmortgageable.
