Marktwertes

Marktwertes is a term used in German-language finance and appraisal to denote the market value of an asset—the estimated price at which the asset could be bought or sold in an orderly transaction between willing participants on a given date. It reflects the price that real-world buyers and sellers would agree upon under current market conditions, considering available information and the asset’s liquidity.

Calculating Marktwertes commonly involves three broad approaches. The market approach uses prices from comparable assets or recent transactions to extrapolate the value. The income approach estimates value from the asset’s expected future cash flows, discounted to present value. The cost approach assesses value based on the cost to reproduce or replace the asset, adjusted for wear or obsolescence. In real estate, valuations often combine market data with property-specific adjustments; in financial markets, they may rely on observable prices and multiples.

Several factors influence market value, including liquidity (how easily an asset can be sold), information quality, current supply and demand dynamics, macroeconomic conditions, risk perceptions, and transaction costs. Market value is typically assessed at a specific moment and may differ from other measures such as book value (the value recorded in financial statements) or insured value.

Applications of Marktwertes span corporate valuation, real estate appraisal, and financial reporting. In international accounting, related concepts appear as fair value under IFRS, while in German real estate practice the Verkehrswert and ImmoWertV standards guide valuation practices.
