Magarpatta

Magarpatta is a planned township located in Hadapsar, Pune, Maharashtra, India. The development covers about 430 acres (approximately 174 hectares) and combines residential neighborhoods, office spaces, retail, hospitality, and educational facilities. The design emphasizes a central Town Centre, green spaces, and an interconnected network of boulevards to support mixed-use living and walkability.

The project was conceived and implemented by Magarpatta Township Development and Construction Company Ltd (MTDCC). It originated from the landowners of the Magarpatta area, who organized as a cooperative and formed the company to convert farmland into a modern urban district. A notable aspect of the Magarpatta model is its approach to land acquisition: rather than cash compensation, farmers were offered equity in the company and a share of future revenues, allowing them to retain a stake in the development.

Magarpatta City hosts Magarpatta IT Park and multiple corporate campuses, along with residential towers, a shopping district, hotels, a hospital, and educational facilities. The development has contributed to Pune’s growth as an IT hub by providing integrated office space and supporting services within a single locality.

Connectivity and governance: Magarpatta is well connected by Pune’s road network, with access to Hadapsar and Mundhwa Road, and is served by local public transport. The project has continued to expand with additional commercial and residential projects under the same governance framework.
