Kustannuslähestymistapa, often translated as the cost approach, is a fundamental method used in real estate valuation and business appraisal. It centers on the principle that a prudent buyer would not pay more for a property than it would cost to acquire a substitute property of equivalent utility. This approach is particularly relevant for newer properties or those with few comparable sales.

The core of the cost approach involves estimating the current cost to construct a new building or asset of similar utility, then deducting accrued depreciation. Depreciation accounts for the loss in value due to physical deterioration, functional obsolescence (outdated design or features), and economic obsolescence (external factors affecting value). The estimated land value is then added to the depreciated cost of the improvements.

This method is often employed for specialized properties like schools, hospitals, or industrial facilities where comparable sales data might be scarce. It provides a baseline for value based on the cost of replacement. However, its accuracy can be challenged by the difficulty in precisely estimating depreciation, especially for older or complex assets. When used in conjunction with other valuation methods like the sales comparison approach and the income capitalization approach, it contributes to a more comprehensive and reliable property valuation.
