Kalustamaton

Kalustamaton is a Finnish real estate term used to describe a property that is offered for rent or sale without movable furniture. It is commonly applied to apartments and houses in Finland. The opposite term is kalustettu, meaning furnished, and there are also phrases like osittain kalustettu for partly furnished listings.

In practice, a kalustamaton dwelling is provided without items such as beds, sofas, tables, chairs, wardrobes, and other household furniture. Fixed installations and built-in appliances may be present, but movable furniture is not included. The exact contents of the agreement are usually specified in the rental contract or in a separate inventory list; if not clearly defined, the landlord and tenant should agree on what is included.

The term derives from kalustus (furnishings or equipment) with the negative suffix -maton, literally “without furnishings.” It is a standard classification in Finnish housing markets, used in advertisements, tenancy agreements, and real estate transactions to distinguish unfurnished properties from furnished ones.

In practice, tenants of kalustamaton properties typically arrange their own furniture and household items, while landlords may still provide essential fixed features such as a built-in kitchen or other integrated appliances. Prospective renters should verify which items are considered part of the dwelling and written into the contract to avoid misunderstandings.
