Ejerlejligheder

Ejerlejligheder are self-contained residential units in multi-unit buildings where the owner has exclusive title to the apartment. In a typical Danish ejerlejlighed, the owner also holds a share of the building's common property through membership in an ejerforening or a similar collective entity that manages shared facilities such as entrances, stairwells, heating, and elevators.

Ownership rights and governance: Each unit owner owns the apartment and a corresponding share of the common property. The ejerforening is governed by a board elected by the owners, and decisions affecting the building are made by votes at general meetings. Owners pay monthly fællesudgifter (common expenses) to cover maintenance, insurance, utilities for common areas, and debt service if the building has loans.

Financing and market aspects: Purchases are typically financed with a mortgage. Because ownership is individual, owners can buy, sell, or rent out their unit subject to association rules. Ejerlejligheder are legally distinct from andelsboliger, which involve ownership of shares in a cooperative rather than title to a specific unit.

Tax and sale considerations: Ownership is registered in the land register, and owners may be subject to ejendomsskat (property tax). When selling, the price depends on the unit’s condition, location, and market demand, as with other real property. The relation between the unit and the common property means that maintenance costs and structural decisions are shared among the owners through the ejerforening.
