Differentialsenkungen, also known as differential settlement, refers to the uneven sinking of a building or structure. This phenomenon occurs when different parts of the foundation settle at varying rates. Unlike uniform settlement, where the entire structure sinks equally, differential settlement can cause significant stress and damage.

The causes of differential settlement are diverse. They can include variations in soil type and bearing capacity beneath the foundation, localized saturation or drying of the soil, the presence of underground voids or cavities, or the uneven distribution of loads from the structure itself. Construction practices, such as inadequate soil compaction or improper excavation, can also contribute.

The consequences of differential settlement can range from minor cosmetic issues to severe structural failure. Cracks may appear in walls, floors, and ceilings. Doors and windows may become difficult to open or close. In more extreme cases, the structural integrity of the building can be compromised, leading to leaning, warping, or even collapse.

Detecting differential settlement often involves monitoring the building for signs of distress. Geotechnical investigations may be required to assess soil conditions and identify the underlying causes. Remediation strategies can include underpinning the foundation, soil stabilization techniques, or improving drainage around the structure. Early detection and appropriate intervention are crucial to prevent extensive damage.
