äganderättsföreningar, often translated as "ownership associations" or "co-ownership associations," are a common form of housing and property ownership in Sweden. They are legal entities that own a property, typically an apartment building or a group of houses, and the individuals who live there are members of the association. These members acquire a right to use a specific apartment or house, rather than directly owning the physical unit itself.

The core principle of an äganderättsförening is that the association owns the land and the buildings. Members purchase shares or "units" within the association, which grants them the right to occupy a particular dwelling. This right is often referred to as a "bostadsrätt" or "right of residence." Decisions regarding the property, such as maintenance, renovations, and financial management, are made collectively by the members through democratic processes within the association.

The financial responsibilities of members typically include a monthly fee, known as a "avgift." This fee covers the association's operating costs, such as maintenance, insurance, property taxes, and often loan repayments for the entire property. In some cases, the monthly fee might also include heating and water. The association is governed by a board elected by the members, and its activities are regulated by Swedish law, primarily the Bostadsrättslagen (Cooperative Housing Law). This structure aims to provide affordable housing while ensuring collective responsibility for the upkeep and management of the property.
