These shareholders are the individuals or entities who legally own their individual apartments or business premises within the building.

In this model, the housing company itself owns the land and the entire building structure. Shareholders own shares in the company, and these shares correspond to specific apartments or spaces. Owning shares in a taloyhtiö grants the shareholder the right to exclusive use of their designated apartment or space. This is often referred to as "hallintaoikeus" or right of possession.

The housing company is responsible for the maintenance, repairs, and overall management of the building and common areas. This includes tasks like cleaning hallways, maintaining the yard, ensuring building security, and handling major renovations. Decisions regarding the building's management and finances are made by the shareholders at general meetings, and the company is run by a board of directors elected by the shareholders.
