quadplex

Quadplex, also called a fourplex, is a residential building that contains four separate housing units within a single structure on a single parcel of land. Each unit typically has its own entry and essential systems, allowing independent living spaces while sharing common walls or infrastructure. Quadplexes are commonly used in urban and suburban settings as a way to provide multiple dwellings on a single lot.

Configurations vary: units may be arranged side by side on one level or stacked two by two across two floors. Some quadplexes feature four units with exterior entrances; others use shared interior corridors or stairwells. Common walls may improve efficiency but require sound insulation for comfortable living.

Quadplexes can be owned as a single property by a landlord and rented to four tenants, or each unit may be individually owned as condominiums within a single building. In either case, financing and insurance are typically structured as for other multi-unit properties, with lenders often offering specialized multi-family loan options.

Zoning and building codes govern the classification, density, fire safety, parking, and utility connections of quadplexes. Local authorities may require separate utility meters for each unit and specific fire separations between units. From an investment perspective, quadplexes can offer economies of scale, diversified occupancy, and potentially lower per-unit costs, but they may entail higher maintenance and management complexity than a single-family home.
