In an omistusasunnossa, the owner holds full title to the apartment and is solely responsible for its maintenance, repairs, and associated costs. This ownership model grants the resident complete freedom in terms of renovation, decoration, and personal use of the property, without the need for approval from a housing cooperative board or landlord.

The acquisition of an omistusasunnossa typically involves a significant upfront financial investment, often financed through a mortgage. Owners are responsible for paying property taxes, utilities, and any necessary repairs or renovations. Unlike housing cooperatives (asunto-osakeyhtiö), there are no monthly housing company fees to cover shared maintenance or collective services. Decisions regarding the building's exterior, shared areas, or major infrastructure are the responsibility of the individual owner if they are the sole occupant of the building, or shared among owners if it's a multi-unit property where each unit is separately owned.
