Määräala is a Finnish legal term referring to a defined area of land that is separated from a larger parcel through a cadastral process. This process, known as lohkominen or halkominen, creates a new, independent property with its own cadastral identifier and legal rights. A määräala is essentially a subdivision of an existing property, allowing for the transfer or sale of a specific portion without altering the boundaries of the original parcel.

The creation of a määräala requires a formal application to the cadastral authority. This application must include detailed plans and measurements of the proposed area. Once approved, the määräala is registered in the Finnish Land Register, and it becomes a distinct unit of real estate. This means it can be mortgaged, sold, or inherited independently.

Määräala is commonly used in situations such as selling off a portion of a larger estate, creating a building lot, or establishing easements. It provides flexibility in land ownership and management, allowing for practical divisions of land to suit various needs.
