lóðaskipan

Lóðaskipan is the layout and division of land into individual plots within a defined area, used in Icelandic urban planning and land development. It describes how a larger tract is split into lóðir (lots), including the boundaries, lot numbers, and the arrangement of access roads, public spaces, and utilities.

The lóðaskipan determines where building plots can be placed and what building rights apply to each plot. It sets minimum sizes, shape, orientation, setbacks from property lines and roads, and any rights of way or easements for street access, utilities, or public facilities. The layout must be compatible with broader planning goals, zoning rules, and environmental considerations laid out in the applicable plan.

Lóðaskipan is typically prepared as part of a deiliskipulag (subdivision plan) or within a general or detailed zoning plan. It is prepared by planners in collaboration with developers and is subject to review and approval by the relevant planning authority and, in many cases, municipal councils. Once approved, the plan guides surveying, registration, and eventual transfer of plots to owners, and the plots are registered in the land registry with designated lóð numbers.

Legal effect flows from the lóðaskipan to the use and development of each plot, constraining where and how buildings can be erected and defining access and service connections. Changes to the layout usually require formal amendments to the plan and new approvals.
